J.R.M. (Property Management) has over 10 years experience in the Lettings and Management Business. We offer an exclusive service to both Landlords and Tenants as we solely deal with letting and not selling.

Deciding which Agent to instruct to let your property, can for some Landlords, be a very daunting thought.

As a Letting Agent we have a careful selection process for all tenants. As a company we take personal interest in providing you with the best possible service.

Our staff have an in-depth knowledge of both the letting market, to achieve the best possible rent for your property; and the technical know how to oversee and manage your property for a hassle free term of tenancy.

Procedures for Renting a Property from J.R.M. (Property Management)

1) Each occupier over the age of 18 must sign the Tenancy Agreement.

2) Acceptance of a tenancy will be subject to satisfactory references and the landlords consent to the letting.

3) Each application form must be accompanied by a fee of £20 per applicant to cover the initial processing costs.

4) Applicants will be liable for a further charge of £50 Administration fee on the signing of the Tenancy Agreement.

5) If the tenant wishes to have pets in the property an additional £100 must be paid before taking possession. If pets are taken on during the tenancy, the agent must be informed prior to taking any animal on, in order that this can be agreed with the landlord, then £100 must be paid. This will cover any cleaning that may be required or any damages that may have occurred. This will be refundable if neither is required.

6) Initial payment of rent and deposit must be made prior to taking occupation by either cash, bankers draft, or cleared personal cheque.

7) An inventory of furniture and furnishings will be supplied; this must be checked and a copy returned to us, duly signed within seven days. Failure to return will be deemed to be acceptance of the unaltered schedule.

8) Tenants are required to report any damage/ defect to either the landlord or the Agent as soon as possible. Regular inspections of the property will be carried out either by the agent or the landlord and prior notice will be given of any inspection.

9) Responsibilities of the tenant(s) are as follows:
- payment of gas, electricity and telephone charges
- payment of council tax and water rates
- TV license
- Insuring any items in the property belonging to the tenant.
- Cleaning of windows (except for blocks of flats) and garden
- Maintenance unless otherwise stated that a gardener is included in the rent.
