USEFUL INFORMATION
Tenancies
Generally tenancies run from 1st
August – 30th June at full rent, which allow Landlords a month
between tenancies to prepare their houses for new tenants. You would not
be allowed to place your belongings in a house before the commencement of
the tenancy.
Payments
On choosing a property an advance payment is payable by all
applicants wishing to rent a property.
We will request payment of the first month’s (i.e.
August’s) rent and the security deposit (usually 1.5 x rent) by 1st
June (time permitting), so you can go home and enjoy your summer holidays
without the worry of being homeless next term.
Please note that overseas students who cannot provide a UK
based guarantor, will have to pay all rent in advance.

TIPS:

Choose your housemates
carefully -
You and your guarantors are jointly and severally
liable for all the rent so if one person fails to pay, or leaves the
group, the shortfall must be met.
Look after your house
-
You risk losing some or all of your deposit if the house and its
contents are damaged or if you leave the house dirty. Remember, your
landlord may call during the tenancy to check you out!

Be
reliable -
There
will be deadlines for returning forms and paying deposits. Don’t be the
one who lets the group down by being slow.
Keep
the noise down -
Remember your neighbours might not be students so be considerate. They
have various means by which to report noisy students including the
Department of Environment at the local Council Office and the
Accommodation Officer at the University - both will act swiftly on any
complaints.
