Profile
Oxford
lies in the heart of England, surrounded by the beautiful countryside of
the Cotswolds and Chiltern Hills, the Berkshire Downs and Thames Valley.
With London less than 50 miles away and easy access by car, train
and coach, Oxford is a very desirable place to live.
Renowned for
its famous universities but also the many beautiful and historic
buildings, parks, gardens and meadows that run into the heart of the city.
The old city is loosely divided between Town and ‘Gown’.
In the town area, department stores, bookshops, small speciality
shops as well as cafes, coffee houses and ancient pubs stand alongside
university buildings.
With two rivers
on each side of the town, Oxford offers plenty of opportunities for making
use of the waterways. Well
known is the Boat Race with ‘rival’ Cambridge who issued a challenge in
1829. The two university
towns still complete every year in March.
The race keeps more or less 400 million people around the world
holding their breath as they watch the event held on the River Thames.
THE
LOW-DOWN ON RENTING IN OXFORD
IMPORTANT
Property is in very high
demand so it is important to take time to scan the accommodation lists
provided by Hamptons International early in January (be prepared to
queue). Then act quickly to
get the best chance of living in a property that best suits your needs. Read the checklist below to understand all the detail that
will be required and to ensure a smooth tenancy:
Viewings
There is NO charge to register
with Hamptons and to view properties available for rental.
Must be
arranged through this office. Once
arranged, confirmation of the viewing is required from the applicant on
the day of the appointment, before 10am.
All properties
are taken as seen and any additional items discussed will not form part of
any agreement unless stated as such within the contact.
Offers
Once an
agreement is reached by both prospective tenant and landlord a
non-refundable charge of the total amount of the Tenancy Agreement, the
Check-Out and the MARAS Credit references is payable immediately (N.B.
This charge is the prospective tenant’s contribution towards the cost of
the tenancy agreement, references and administration).
You will also
be asked to provide information to enable us to undertake credit and
reference assessments. The
details that you will need to provide us with are as follows:
- Present address
- Landlord details (if applicable)
- Current employment details
- Past employment details
- Personal reference
- Name and address of guarantor (if applicable)
- Employment details (if any)
- Bank details
In view of the confidential
nature of the information supplied and required, we regret to inform you
that no explanation will be given if we are unable to provide you with the
tenancy you require.
Once your application is
processed and you withdraw from the tenancy application, the total amount
of the administration costs will be forfeited.
Subject to satisfactory
references, you will be required to pay in full by BANKERS DRAFT on
signing of the tenancy agreements for:

The security deposit (equal to six weeks rent) per
household

The first month’s rent per household

The reference and credit search fee of £18.80 per
applicant

The tenancy agreement preparation fee of £58.75

applicant

Insurance
You must insure your own
personal effects and any furnishings that you may have agreed to bring
into the property. We do have
specific insurance cover available for tenants, so please ask for details.
The landlord will have insurance cover on the premises and his own
furnishings listed in the inventory.
Unless
otherwise indicated all rentals quoted exclude Council Tax, Water Rates
and Utilities.

Registering with Hamptons
International will enable us to notify you by email (daily or weekly –
your choice) of any new properties on the system that match your
requirements. This will save
you having to regularly check the system to find these properties.
The registration is entirely free and will last for three months.
You can extend, change or delete your registration at any time.
