We have seen how the lettings market has established itself especially in Derby, as back in 1988 there were only a handful of agents and very few quality properties.

We remember the problems students faced, it was very tough for first year graduates who would have to come to Derby to find accommodation and would be given a list of agents and were at the mercy of some scrupulous landlords.  Usually in early September a house-hunting week was arranged and on the first day there would be a queue stretching out of our office with the students reserving all our available properties within that single day. 

The student property market was non-existent in Derby; it was highlighted in the local paper that students were sleeping on mattresses in makeshift accommodation.

How things have changed, now in the new millennium we find that the quality houses have arrived and both students and professionals are now not limited to Hobson’s choice.

We remind everyone, we were one of the first to the market providing guaranteed rents for landlords.  That basically meant that even if their property was empty or if no rent were being received the landlord would continue getting paid, this became our most popular scheme.

When we started trading our management services for our properties was very intense thus protecting our clients investments, the charge for this was a commission rate of 10% of the monthly rent received with no other set up or administration fees.  We are proud to say that this still applies as of today, therefore no increase in any charges and this has created a great loyalty among our landlords.
